Terracotta Roof cleaned of moss. The Neighbours garden needed protection from the debris so a screen was erected, the small amount that got past was easily cleaned up with leaf blower.
The Ballarat climate is unfortunately great for the growth of moss and lichen. Most roofs in the area benefit from pressure cleaning, and not just for aesthetic reasons.
Colorbond roofs are susceptible to lichen roots growing through the paint and attaching itself to the metal, leaving these areas of roof unprotected from the elements. This necessitates the removal of the lichen, followed by repainting of the roof. Regular cleaning every couple of years is a good preventative.
On terracotta tiled roofs, the moss grows into the the ridge cap pointing, loosening and breaking apart the mortar, leading to costly re-pointing and possible flooding. In addition, as the moss spreads it begins to slough off, blocking the drainage system.
Concrete roofs it should be noted may need to be repainted after cleaning, as the seal on the roof may have been damaged by the action of the moss/lichen and or the action of cleaning. We will be able to advise, prior to cleaning, if this will be the case.
De-mossing roofs IS a messy procedure, with this in mind we take steps to lessen the impact by erecting screens where possible and disconnecting downpipes to prevent blockages in the drainage system. Most importantly we take the time to thoroughly clean up. This includes washing the windows, walls and paths around the house (naturally, any spill over to your neighbour is cleaned as well and they are consulted before, during and after the process)
